The 5 Best Kitchen Updates to Make Before Selling

In today's CRAZY real estate market, this question about doing kitchen upgrades to your home before selling comes up a lot. So I would like to tackle this one head-on for you. I'll be sharing with you 5 kitchen features to replace your outdated elements in order to update the kitchen for today's buyers.

1. Incorporate a Built-In Bar or Beverage Center

When I preview a home for a potential client and notice a butler's pantry or a built-in bar area, I immediately know this is going to be one of the key selling features in the home.

These areas provide much needed extra storage for those extra sets of dishes, serving pieces, bar/stemware, and maybe even some silver and fine china. Today, most home buyers are looking for those multi-functional kitchen spaces for entertaining and socializing with their friends & family members.

2. Make Room for an Island or Breakfast Nook

Today’s homeowners are making some major overhauls in their kitchens/dining areas to connect these spaces. Let’s face it, gone are the days of formal dining rooms...well, almost gone. 2021 brings us a sense of wanting to connect more and socialize more with our family and friends so knocking down walls to make that happen is not uncommon today.

3. Integrate the Latest in Kitchen Technology

Hi-tech gadgets are on the rise and there are no limits when integrating these features into your kitchen/home. Touch or touchless faucets, smart multi-functional appliances, and voice command features are highly sought after items. When a home is a smart home, I guarantee it will be high on your potential buyer’s must-see list of properties.

4. Update Lighting from Simple to Statement-Making

Another feature on the list for a quick home sale or increasing the value of your home is updating your lighting fixtures. Updating lighting does not have to be expensive by any means, and there are some great big box stores that stay current with today's trends. Home Depot and Lowes are great starting points if you are in the market for some statement pieces.

Remember to ask the reps for a DIY guide on how to hang them over tables or kitchen bar areas correctly, i.e., 30"-36" above the counter with ceilings that are standard heights.

5. Add Color for Character and Charm

As a home stager & redesigner, color has a huge emotional impact on buyers and/or homeowners. What we are seeing is the anticipation of the use of different colors being used on kitchen cabinets. White has been so popular these last ten years, and it’s quite refreshing to see a pop of different colors in its place, such as different shades of gray, blue & green.

The choices are endless and if you are not sure how to select which colors to use in your next home renovation project, seek out the help of a professional designer. It's a process and you want to make sure you get it right the first time around. We’d love to help! Let’s Chat!

Warmly,
