Have you ever walked into a beautifully decorated home that took your breath away?  So much so that you couldn't wait to enter into the next room because you were so excited to see the beautiful decor, placement of furniture, the color on the walls, and of course, my favorite -  ALL the accessories. HELL YEAH!!!  

You know that feeling—the suspense you feel while you eagerly wait to see the big reveal after an HGTV makeover. Whether you are touring model homes or searching photos online, that feeling never gets old.

Now imagine entering the same home, and it's utterly devoid of EVERYTHING!  There is no entry area to welcome you in, no cozy master bedroom to retire to after a long day & no gathering spot in the living room to kick up your feet. Do you see where I am going with this?  How did your emotions differ from seeing a beautifully curated space to seeing absolutely NOTHING in the space?

Purchasing a home is an emotional experience, and a vacant home doesn't tug on your heartstrings the same way a decorated space does. So here a 5 smart reasons to stage your home to sell quickly and for top dollar!

1. Highlight Your Home’s Strengths

Staging a home for sale helps detract from negatives like chipped paint, dirty walls, or scratches on the floor. We are not trying to hide anything from potential buyers. As a matter of fact, our goal is to highlight all the beautiful architecture in the home, like high ceilings, grand entrances, archways, and those spectacular views. When your home lacks furniture and accessories in it while selling, it makes those flaws more easily noticeable.

2. Target the Right Buyer 

I'm sure you have heard this before. ALL home buyers are shopping online first before viewing a property in person. If you’re not staging your home, they are not interested in seeing it unless it's a home investor who is looking to snatch it up for the least amount of money.  

I don't know about you, but for me, empty rooms do not speak to anyone. The purpose of staging your home for sale is to "grab" the attention of the right home buyer who is willing to pay a premium price for your property because it is well taken care of and professionally staged. If all they are seeing are empty rooms, they may never walk in the door.

3. Staged Rooms Feel Spacious

Home staging, believe it or not, can make the rooms feel more spacious and the home feels bigger.  Despite what most people believe, empty spaces look a lot smaller than they actually are. With the right spatial planning and furniture to scale, your empty spaces will have a defined purpose for your potential home buyers. Who doesn't want that?

Only 10% of the population can imagine how a vacant space can look.  The other 90% have difficulty figuring out how their furniture will look in a space or if it will even fit at all.  Without staging, rooms also have no defined purpose; therefore, potential buyers have difficulty seeing the space for what it is or can be - an office? a bedroom?  You get the point.

5. Establish a Higher Price Point

Home staging is crucial in establishing a price point for your home when you are ready to sell.  We see it all the time, and vacant spaces will not get you the price point you desire.  However, rooms that feel luxurious, lived in, and comfortable certainly will.
