If your listing is a family-friendly home in a neighborhood with great schools, bicycles in every garage, and fenced-in yards for safe playtime, more than likely we will be preparing the home for a young family just starting out. Taking those clues from the neighborhood, you can expect to see a master suite, child's room, and nursery staged respectively in the home.

Our goal when staging for a young couple expecting their first child is to first make that "emotional connection" with them. We want them to feel like this particular home is the absolute best fit for their growing family. That living in this home and creating beautiful memories together will certainly bring tears of joy to their eyes. A feeling of "this is it, this is the one"!

The more experience you have as a professional home stager, the easier it becomes over the years to profile who that particular buyer is going to be. Today, I will be sharing with you my top tips for home staging that resonates immediately with the target client in mind. Let’s get started…

1. Let the Neighborhood Speak

Location, location, location. It's the one thing that you can't change when looking for that perfect home. However, the location should be first in determining how a home is staged. If you are looking for a family-friendly neighborhood that is suited for raising little ones, then you should not be looking at a bustling city that is suited for single professionals.

You want to be in an area where there are great schools and various sports programs for your children to enjoy year after year. Staging for the right demographic will prove to be successful if done correctly!

2. Narrow Down the Niche

Demographics and psychographics play a major role in how a home should be staged. If done right, the home will resonate with the home buyer's current stage of life. If not, they will feel very disconnected from the space.

For example, if you are specifically targeting a family with teenagers, naturally you are going to stage that property with those details in mind. It wouldn't make sense to stage it for a younger couple starting out with babies because it will look and feel very different to them, resulting in the loss of a potential buyer.

3. The Deal is in the Details

Let’s talk about my favorite subject, ACCESSORIES!

When accessorizing a staged space for sale, the tiniest of details greatly matter.

We recently had the privilege of staging a luxury home in a high-end neighborhood. By profiling the home buyers, we knew that their home sat within a golfing community, a pastime they would also partake in on occasion. Armed with this info, would it make sense to stage this space with a basketball or football? Probably not and we didn't.

What we did to appeal to this demographic was purchase a TV prop and upload artwork showcasing a beautiful picture of everyday people enjoying their time together on a pristine golf course. We hung it in the home office along with other accessories like golf bookends and a Callaway golf cap.

4. Tech is Always Trending

Tech is on the rise and always trending. Whether you are thinking of installing the latest gadgets prior to listing or highlighting the latest technology you already have, staging your home for sale is a great time to showcase these buyer incentives.

Busy moms will appreciate the smart appliances and the on-the-go bachelor will also benefit. By specifically putting these items on full display, homebuyers can visualize how much easier their lives will be by using them while at home or on the go.

5. A Picture is Worth Hundreds of Thousands

We cannot stress enough the importance of having a professional photographer come out to photograph the entire interior and exterior of the home. It is equally important to do virtual tours of the home and overhead drone shots as well to get a bird’s eye view of the neighborhood. In order to catch the true essence of the space, you will need to invest in high-quality professional photography.
